If you have been watching the Florida economy you will see currently it is a buyers market, the amount of properties now available on the multiple listing system is reaching record highs in 2008. The bargains are out there from the North West to South Florida you just need to ensure you don’t buy someone else’s headaches in a bad property.
Many of my clients say “I want a bargain of a property” and that is just what I find for them but firstly it is all about the location. A bargain is generally a fair price for something you want in a good location. But be careful not to sway from your desired location just because of a small reduction in the prices.
Are foreclosures the best option for a bargain?
Not really unless you plan to make some local contractors happy with the possible repairs required or you are a handyman or speculative investor. If you are looking at foreclosures be sure to get a home inspection.

The new construction has improved immensely over the last 5 years with the improvement of local building codes. Many home builders are now incorporating a greener approach to their construction with many heat saving characteristic such as double glazing, solar hot water, radiant barriers, foam insulation and electrical power savers.
I am working with some developers that not only will sell you a great property but is some cases will lease back the property from you for up to 2 years to be used as their on site office or show homes. As you can imagine, these properties tend to sell first so if you are interested, act quickly.
