Location
Orlando is one of the biggest tourist cities in Florida, every day literally thousands of visitors from all around the world visit for the diversity of attractions, nightlife, shopping and affordable housing. Many areas just south of Orlando have become increasingly popular with the British and European nationals for second home ownership together with vacation home rentals.
So what makes Orlando so popular? Throughout my time here in Orlando I have asked every one of my clients why they choose Orlando and the same answer came back to me. “It is relatively easy to get to and has the major attractions and great shopping”.

Transportation
Orlando has a network of interstates which allow easy access across and around the city and direct toll roads giving access to the North and South of Florida. Permanent residents would be wise to purchase an Electronic Pass to drive straight through the many toll booths without fumbling for loose change. The Amtrak train & Greyhound bus services has several stations throughout Orlando giving easy access to the rest of the USA

Orlando is very easy to get to from any part of the world and it is serviced by Orlando and Sanford International airports which boast some very impressive passenger counts. In 2007 Sanford airport had nearly 2 million passengers pass through the terminal. Orlando airport was in excess of 25 million passengers.
Both airports cater for the rapid movement for passengers arriving also and allowing easy exit or access for car rentals. |

Housing
Popular areas with the British and European investors are Davenport, Kissimmee and Haines City with an abundance of single family homes ready for the short term rental markets. Over the last 10 years the rental market has expanded because of the proximity to Disney and the relatively low cost of housing. Quieter areas such as Windermere and Winter Park offer alternative locations for many British people moving permanently to Orlando. A variety of housing styles can be found, the construction is mainly concrete block exterior walls with hip roofs to cater for the hurricane season and occasional inclement weather. Many builders are now incorporating energy efficiency into their construction and it is important to review these considerations before purchasing a new home. Older type construction homes would be called “Stick Built Construction” and would consist of manufactured and mobile homes. These type of homes are more difficult to insure and do not offer the security and protection of the new construction. As a UK Chartered Surveyor I would not consider investing in Stick Built Construction.
The housing market fluctuated dramatically between 2005 & 2008 with the credit crises but it is still a very affordable location to invest in, in fact prices in 2008 dropped dramatically to the prices of 2005. Orlando will always be a very popular city to invest in while Disney and the attractions are close by. Despite interruptions in the property market, Orlando will continue to be a front runner for long term investments.
Overseas investors should consider all financing options as many lenders are requiring a higher than normal deposit for foreign national mortgages. A popular mortgage is a multi currency mortgage allowing the buyers to switch between currencies taking an advantage of currency exchange gains. Orlando is world famous for the many adrenaline rides of the theme parks together with the thrills of Mickey Mouse. The attractions will continue to bring visitors to the surrounding areas and many become home owners and investors. |
The international diversity can be seen in almost every town surrounding greater Orlando; the British influence is very prominent in areas such as Kissimmee and Davenport with Pubs and Fish n Chips in contrast to the Spanish and Port Rican influence with fine cultural dining in the Poinciana area of Kissimmee. All the cultures have developed well in all areas and the diversity is a good contrast for a truly cosmopolitan city.
